Land Development Agency to lodge plans for over 400 new homes in Clongriffin
- Initial phase of Clongriffin Town project to include cost rental and social housing
- New creche, community spaces and public park included in proposals
The Land Development Agency is to lodge plans for 408 new affordable homes in Clongriffin in north Dublin as part of the initial phase of the planned Clongriffin Town project.
The homes are proposed to be developed in two apartment blocks on land the Agency acquired in December 2023.
Planning permission was already in place for new homes on the Clongriffin Town site when it was acquired by the LDA. The Agency is now making a revised planning application to Dublin City Council with a broadly identical development taking into account new objectives and policies outlined in the Dublin City Development Plan 2022-2028.
In total, the Clongriffin Town land has the potential to deliver more than 2,300 affordable and social homes in addition to community facilities and commercial premises.
As part of the initial development phase, the LDA is seeking approval for 408 high-quality, A rated one, two and three bed apartments, ranging in height from three to seven storeys.
Landscaped courtyards, a roof terrace, a 1,433 square metre public park and a creche are also included in the proposals, with community and cultural spaces being provided on the ground floors of both blocks.
All of the apartments will be made available as cost rental and social homes.
The development is located beside the Clongriffin train station and the area is served by a 24-hour bus route.
Subject to a successful planning application, construction could begin on site in Spring 2025 with the first homes delivered in early 2027.

“These first two residential blocks and community spaces form the first phase of a much wider piece of work, which will deliver much needed affordable homes in the north Dublin area. We are hopeful that the local community will support this plan, which will regenerate and improve facilities and services for current and future residents.”

The Land Development Agency completed the purchase of lands in Clongriffin in north Dublin with existing planning permission for over 1,800 homes and the potential to deliver a total of over 2,300 affordable and social units, in December 2023.
The pending development will be the biggest single State housing project in decades with the delivery of a new community involving cost rental, affordable purchase and social housing.
This planning application is the first step in the larger project. Subject to permission, it will see 408 new affordable homes constructed on the site.
The LDA will lodge an LRD (Large Scale Residential Development) planning application and a separate website with all planning material will be available for the public to review.
Once the planning application has been submitted, members of the public, prescribed bodies and elected local authority representatives will be able to make observations on the proposed development to Dublin City Council (DCC). All submissions/observations will be published on the DCC website.
