To allocate the properties in the fairest way possible after meeting affordability, we use a random selection process and contact people to commence verification. We would ask you to submit the following documentation to confirm eligibility within the next 72 hours. Please be advised that this is the next step in the process and is not an offer letter.
All documents required in order to proceed with your application:
Cover Letter
Please provide a Cover Letter outlining the below information
- How you reached your Household 'Net Income' calculation for all household members over 18 years.
- Relationship status to the other applicants.
- Residency status of all applicants.
- Current living arrangements.
- How many individuals will reside in the unit.
Income
- Last three month’s payslips. Please note, if paid weekly you will need the last 12 payslips, if biweekly the last 6 payslips, if monthly the last 3 payslips.
- Employer Reference Letter from your current Employer dated within the last 6 weeks confirming your address, your current salary, start date and employment status (full-time, part-time, permanent, fixed term contract or other).
- Employment Detailed Summary, if possible (available on Revenue Online Service). End of Year Statement and Statement of Liability.
- If self-employed– a minimum of 1 year’s most recent accounts, along with an up-to-date tax balancing statement and preliminary tax receipt. Together with evidence of gross income from the last three months (statements, invoices etc) and proof of payment.
- Social Welfare Income – documentary evidence of all social insurance and social assistance payments, allowances and pensions being received by members of the household. As income of household members over 18 is also included in the assessment for qualification, evidence of payments to these household members is also needed.
- If unemployed, proof of unemployment is required by providing work history record which is available on Revenue.ie.
Bank Statement
- Please ensure that you provide the most recent three months bank statements from all adult applicants. Please highlight on the bank statement where the last three-month rental payments have been made and wages regardless of employment status.
Proof of ID and PPS Number
The following must be provided as Proof of ID for all applicants on the application.
- Current Valid Signed Passport or Current Valid EU/EEA Driving Licence– must contain photograph.
- Please provide a photo of each household member holding their ID card, ensuring that the ID photo is clearly visible.
PPS Number
- PPS Number, for each applicant. - verified PPS number (e.g. Employment Detail Summary for previous tax year, Revenue statement, social security card or similar)
Proof of Residency & Tax Domicile in Ireland
Please ensure that you have provided proof of residency in the Republic of Ireland. For all applicants over the age 18, the following documentation must be provided.
- Revenue statements demonstrating tax domicile, Employment Detailed Summary, statement of payments/benefits from the Department of Social Protection must be provided.
- Citizens of countries which require a visa are required to provide evidence they hold visa stamps 4, 5 or 6.
- Applicants with a visa stamp 1 will be required to provide evidence of an employment permit and employer reference.
Please note, applicants on Tourist or Study visas do not qualify.
Proof of Address
The following documents dated within last 2 months for each applicant can be used as proof of address.
· Utility Bill e.g. telephone, mobile, gas, electricity, heating, oil.
OR
· Correspondence from a Regulated Financial Institution operating in the Republic of Ireland e.g. Insurance / Assurance Co., Bank, Building Society, Credit Union, Credit Card Company)/Correspondence from a Government Department / Body.
Landlord Reference
· Your landlord reference should contain a contact phone number and email of the Landlord. It should be dated within the previous 6 weeks. It should also state the duration of the tenancy (start and end date) and the current rent paid. Copy of Lease Agreement should be provided, if you are renting.
· No Landlord Reference Available - If some or all the applicants have never rented previously and/or have paid a nominal amount to a family member as rent, please provide a letter confirming same and highlight any applicable amounts on bank statements.
Please have these documents ready when you register your interest. If your application is successful, you will have 72 hours to upload your documents and complete the application process. If you do not meet this deadline the offer will be revoked.
