Lord Mayor and Minister Browne mark significant progress in housing delivery at Cherry Orchard Point

Lord Mayor of Dublin, Daryl Barron, and Minister for Housing, Local Government and Heritage, James Browne TD, have marked a significant milestone in housing delivery in west Dublin, attending the topping out ceremony for Cherry Orchard Point in Dublin 10.

They were joined by representatives from the Land Development Agency (LDA), Dublin City Council (DCC), and construction partner, John Sisk & Son Ltd.

Phase 1A of the development, which has now reached roof level, will deliver 389 apartments across five buildings. Construction is progressing on schedule, with the first homes due to be completed in 2027.

In total, the first phase will deliver 708 A-rated apartments, featuring heat pump systems and solar panels. The homes will also include a private balcony or terrace space.

The development will also include a new public park, community, cultural and arts spaces, commercial and retail units, a supermarket and a crèche.

The wider Cherry Orchard Point development will deliver approximately 1,200 homes alongside landscaped open spaces including a plaza, multipurpose amenity lawn, outdoor fitness trail, multi-use games area and playground.

A network of parks and civic spaces will be connected by tree-lined streets, while the development will benefit from high-quality public transport connections. Cherry Orchard Point is located beside Park West Avenue and Park West & Cherry Orchard Railway Station, close to the M50 and within easy reach of a range of businesses and major employers, including those located at Park West Business Park.

Cherry Orchard Point is being developed on land owned by Dublin City Council and forms part of the wider regeneration of the Park West-Cherry Orchard area. The development is designed to integrate with other local projects, including the planned redevelopment of Cherry Orchard Park, which will provide a new sports hub and create a village hub opposite St Ultan’s School.

Lord Mayor of Dublin, Cllr. Daryl Barron said, “Today marks an important milestone for Cherry Orchard Point and the wider Cherry Orchard community.

“The delivery of new homes alongside community facilities and high-quality public spaces will make a real difference to the area and provide a strong foundation for a new neighbourhood.

“It is encouraging to see the development progressing at such pace, and I look forward to seeing people move into these homes and make use of the amenities once completed.”

Minister for Housing, Local Government and Heritage, James Browne TD said,
“This is a serious milestone in the delivery of these new homes at Cherry Orchard Point. This first phase will deliver 708 A rated high-quality apartments.

“The project also includes a public park space, community and arts space, and a crèche, all so important to the people and their families who will grow up and grow old here over the course of their lives. That’s what I want to see.

“Here we have another example of the momentum that can be achieved when we connect Government funding and a trusted delivery partner in the Land Development Agency with the local authority to get shovels in the ground.

“We are now driving on at the fastest pace in Europe when it comes to home building. We are investing significant public money and rightly so, and we are seeing an uptick across planning permissions, commencements and completions. This is the momentum we have to see in order to tackle the housing shortage, and I am being relentless in getting this right.”

John Coleman, Chief Executive of the Land Development Agency said,

“This is one of the LDA’s largest active developments, with new homes being delivered alongside essential amenities like a supermarket, creche and community spaces. ‘Last December we celebrated the start of construction, and we are already back to mark the project reaching roof level. This pace of delivery can only be achieved through great partners like we have in Dublin City Council and John Sisk & Son Ltd.”

The LDA

The Land Development Agency (LDA) is the State’s affordable housing delivery body. Its main role is to acquire and develop State and other land to deliver affordable homes to address the country’s housing need.

The Agency has commenced construction on various state sourced and privately acquired land and has a delivery pipeline in excess of 28,000 homes through its direct delivery and homebuilder partnership channels.

Additionally, the LDA undertakes work on large-scale longer-term strategic areas by master-planning and bringing forward planning applications in locations such as Limerick Colbert Quarter, the Digital Hub in Dublin and Sandy Road in Galway.

The LDA is also responsible for a range of public functions including research, master planning and the development of construction guidelines and best practices. The LDA has produced and now regularly updates the Report on Relevant Public Land, which identified 102 State owned sites with the potential for 70,830 homes.

Cherry Orchard Point

At Cherry Orchard Point, The LDA and DCC are progressing plans for the development of lands beside Park West Avenue and the Park West Cherry Orchard Railway Station in Dublin 10.

The overall plan for this project will deliver a mixed-use residential development with public amenity, community, retail and commercial uses. This ambitious development will be delivered across a number of different phases, with construction already underway on Phase 1 and Phase 2. Planning has also been lodged for Phase 3.
