Stapolin Square is a major new residential development located to the east of Clongriffin Station in north Dublin, adjacent to the train station and existing transport links.
The 18‑hectare site was acquired by the Land Development Agency (LDA) with existing planning permission for approximately 2,000 new homes. In addition to housing, the development will deliver two crèches, commercial units, enhanced transport facilities, and high‑quality pedestrian and cycle connections.
A key feature of the project is a large central park providing recreational, play, and fitness spaces for residents, complemented by a series of smaller pocket parks designed to enhance local amenities and community wellbeing.
Given the scale and ambition of Stapolin Square, the project is being delivered through a number of workstreams, with work progressing concurrently across each to ensure timely and coordinated delivery.

This stage of development will deliver 596 new homes and the redesign of Stapolin Square as a fully pedestrianised public space, providing permanent, universally accessible (Part M Compliant) access to Clongriffin Station.
The works will include commercial and retail units, a crèche, and a new bus ramp connecting Stapolin Square directly to Clongriffin Station. As part of these improvements, the existing temporary access to the station will be removed, creating a safer, more accessible, and higher‑quality public environment.
The LDA plan to submit the planning amendment application in summer 2026 lodgement.

This stage will deliver approximately 279 new homes, together with essential amenities and infrastructure designed to support and strengthen the growing community.

This stage relates to improvements to the existing temporary access tower at Clongriffin Station, which are being delivered to address legacy access issues and enhance the user experience.
The improvements include enhanced security measures, clearer signage with contact details, prompt and regular maintenance to ensure reliable access, and revised operating hours. Further details on these upgrades are available in this newsletter.
The National Transport Authority (NTA) successfully delivered the lift replacement works and has worked closely with the Land Development Agency (LDA) on this element of the project. Ongoing monitoring and management of the lift will be undertaken by the NTA.
A further approximately 1,100 new homes will be delivered as part of this ambitious project. The Land Development Agency (LDA) is currently concluding the appointment of a multi‑disciplinary design team, which will undertake a full review of the existing planning permissions to support future delivery.
