Land Development Agency and Galway City Council welcome planning approval for 219 homes at Dyke Road

• Planning permission granted for new social and affordable apartments
• Future phases to include commercial, civic and cultural amenities
• Construction of apartments likely to start in 2027

The Land Development Agency (LDA) and Galway City Council (GCC) have welcomed the decision by An Coimisiún Pleanála to grant permission for 219 cost rental and social homes at Dyke Road, at the edge of Galway city centre.

The decision, allows for the construction of the first phase of the overall Development Framework, known as Corrib Causeway: Tóchar na Coiribe. The project will transform approximately 1.87 hectares of GCC-owned land into a new mixed-use neighbourhood alongside commercial, civic and cultural amenities.

Cost rental and social homes will be available across 109 one-bed, 100 two-bed and 10 three-bed apartments, with the development ranging in height from 5 to 9 storeys.

The plans also include a crèche, car and bicycle parking, as well as communal open spaces, playgrounds and new landscaping along Dyke Road.

The longer-term plan for the development includes new cycle- and walkways, green spaces and improved transport connections to surrounding amenities including Terryland Forest Park and Galway Shopping Centre.

With planning permission now secured, the project will move to the detailed design and procurement stage, with construction likely to commence in 2027.

This marks the latest step in the LDA’s ongoing positive progress in Galway, with the Agency set to deliver the first of 345 homes at Crown Square by the end of 2026 and a planning application has been submitted for 356 homes at Amharc Atalia, Galway Port.

The Agency is also working in partnership with Galway City Council on a longer-term plan to transform land surrounding Sandy Road into a new urban quarter with the potential for 750 affordable and social homes.

The Dyke Road site forms part of a strategic brownfield landbank, which is owned by Galway City Council and has been identified for comprehensive redevelopment. The landbank extends to approximately 1.78 hectares, and the new draft Site Development Framework outlines proposals for a development over three phases.

In Phase 1, 90% of the homes will be cost rental, providing secure, long-term accommodation at a discounted market rate, and will be managed by the LDA. The remaining 10% will be offered as social homes by Galway City Council.

The Land Development Agency (LDA) is the State’s affordable housing delivery body. Its main role is to acquire and develop State and other land to deliver affordable homes to address the country’s housing need.

The Agency has commenced construction on various state sourced and privately acquired land and has a delivery pipeline in excess of 25,000 homes through its direct delivery and homebuilder partnership channels.

Additionally, the LDA undertakes work on large-scale longer-term strategic areas by master-planning and bringing forward planning applications in locations such as Limerick Colbert Quarter, the Digital Hub in Dublin and Sandy Road in Galway.

The LDA is also responsible for a range of public functions including research, master planning and the development of construction guidelines and best practices. The LDA has produced and now regularly updates the Report on Relevant Public Land, which identified 102 State owned sites with the potential for 70,830 homes.
